Project Management, design including working drawings, site liaison, LTHW heating to Hot water, Boosted Cold Water, mains Cold Water, Hot water from calorifier fed from landlords Heat Exchangers, Cold Water Storage, Ventilation, Heat recovery to AHU, VRF AC throughout, Sanitary installation, Above Ground Drainage and condensate, as fitted, documentation and commissioning.

Hensall were trusted with the project management for the mechanical and electrical side of the build, which included working drawings and site liaison. We were responsible for all water into the building, which included installing a low temperature hot water boiler to help with the building’s overall efficiency and economy, as well as boosting the cold water and of course the mains. In addition, we fit the buildings ventilation and air conditioning systems, which included variable refrigerant flow (VRF) air conditioning throughout. Finally, we ensured that adequate ground drainage and condensate drainage was installed as appropriate.
On the electrical side of the project, we installed all main and sub- distribution systems, ensuring all containment systems were fitted throughout to a high standard as in most areas they were on show. Several diverse types of lighting were installed throughout BXR, including energy efficient decorative, emergency and external fittings. The lighting was linked to a central Dali control system with scene setting for various times of the day and events. The management of the installation of the security for the building was covered within our package, including the installation of Fire Alarms, CCTV and Door Access Systems.
The project presented a number of challenges, especially as BXR is in a busy area of Marylebone with delivery restrictions and access issues. Due to it being below a residential development keeping the noise down was a challenge only drilling between certain hours of the day. Coordination with the Landlord over all aspects of the development was key to the delivery of BXR especially due to the tight Programme.
